Proposal: The proposed development consists of the demolition of an existing outbuilding and the construction of 128 No. new dwelling houses comprising 16 no. 2 storey detached units, 74 no. 2 storey semi-detached units, 8 no. 2.5 semi-detached units, and 30 no. 2 storey terraced units.

The site layout associated with the proposed development took account of the proposed Tuam Inner Relied Road which is a permitted Galway County Council Part 8 development, and which is located within the red line planning application boundary. This site constraint resulted in the requirement for significant discussions with Galway County Council’s Roads Department. This development was one of the first in the country to be granted planning permission under the Strategic Housing Development provisions.

An Bord Pleanála granted planning permission for the proposed development on 13th April 2018.

  • Project management of a multi-disciplinary design team comprising project architects, traffic and civil engineers, hydrologists, ecologists, property consultants and archaeologists;
  • Extensive liaison with the Planning Authority, Prescribed Bodies and An Bord Pleanála;
  • Preparation of all planning inputs including a comprehensive planning report and a Childcare Impact Assessment.
