MKO secured planning permission for a mixed-use commercial development comprising a convention centre, hotel extension, 86 apartments, gallery, retail units and all ancillary facilities, over a double basement at Ship Street Great/Chancery Lane, Dublin 8 on behalf of Luxor Developments Ltd.

Project challenges

The development site contains arguably one of the most important archaeological sites in Dublin, the previous investigations and excavations suggesting that the church of St Michael le Pole, dated c. 1100, was constructed on the site of the Early Christian monastery of Dubh-linn. The application site is also located adjacent to significant Protected Structures including Dublin Castle and the City Walls. The proposed development provides a high standard of development that will provide a significant impetus to the redevelopment and upgrading of an important civic thoroughfare set in the context of the historic city core, creating a strong sense of place in an area undergoing significant renewal and rejuvenation. The scheme will enhance the unique historic urban location and creating views and routes into Dublin Castle.

Dublin City Council granted planning permission in 2016 and its decision was upheld by An Bord Pleanála in July 2017.
