Student Accommodation, Coolough Road, LRD

MKO has successfully secured planning permission for student accommodation on the Coolough Road consisting of 586 no. student bedspaces on behalf of McHugh Property Holdings Limited. The scheme, which forms part of a Large-Scale Residential Development (LRD), also includes a retail and café and is located a 15-minute walk from the University of Galway. As part of the project, road improvement works will be carried out along the Dyke Road and new bus stops will be provided on the Coolough Road.

Project overview

The project embraces the concept of the 15-minute city by providing medium density development along with necessary upgrades to pedestrian, cyclist and public transport infrastructure. By providing student accommodation in close proximity to the University of Galway and Galway City, the project is an exemplar of compact growth and sustainable development.

Planning

MKO led the design team in consultation with Galway City Council as part of the LRD process and successfully addressed matters raised by the local authority to secure a grant of permission. Following third-party appeal, MKO provided a comprehensive response to the grounds of appeal, and the grant of permission was upheld by An Coimisiún Pleanála.

Ecology

Undertaking of extensive ecological survey and assessment of the application site with respect to the proposed development. This was followed by the preparation of Ecological Impact Assessment (EIA) and a Natura Impact Statement (NIS) to accompany the planning application.

Landscape and Visual

Preparation of a Landscape and Visual Impact Assessment (LVIA) and associated photomontages to illustrate the development in the receiving environment.
