Gort Homes Large-Scale Residential Development

MKO secured planning permission for a mixed-use development in Gort Town on behalf of Gort Homes Developments Ltd. The scheme, which forms part of a Large-Scale Residential Development, consists of 220 no. residential units, including houses, duplexes, apartments and specific senior living apartments. The project also has a sizeable commercial element, including a café, 5 no. retail units, co-working offices and senior living amenity spaces.

Project challenges

The development site, measuring approximately 8.9 hectares, is located east of Gort Town Centre and is adjacent to the Gort Railway Station. Gort Railway Station is designated on Galway County Council’s Record of Protected Structures (RPS no. 443), and therefore, the relationship between the development site and the Gort Railway Station was a key consideration throughout the process. The iterative design process led to creating a mixed-use development scheme with pedestrian and cyclist links to create a permeable new neighbourhood. In this manner, the project represents an important move towards a more sustainable, compact form of development. MKO led the design team in extensive consultation with Galway County Council as part of the Large-Scale Residential Development process. Following this engagement, MKO’s planning team along with the wider design team provided planning advice in order to address matters raised by Galway County Council.

Planning consultancy

Provision of planning advice to the applicant and multi-disciplinary design team. MKO led on pre-application consultation with Galway County Council and led the development through the application process and further information stage to secure a successful grant of permission.

Environmental services

Preparation of an Environmental Impact Assessment Screening Report and Construction and Environmental Management Report.

Ecological services

Undertaking of extensive ecological survey and assessment of the application site with respect to the proposed development. This was followed by the preparation of Ecological Impact Assessment and a Natura Impact Statement to accompany the planning application.

Acoustic services

Given the site’s location next to the railway line, MKO Acoustics prepared an Inward Noise Impact Assessment. This was subsequently updated in response to the Further Information Request from Galway County Council.
